“It came as a need rather than a choice. When we first started my first development, I didn’t have enough money, so I looked for money partners. In my first development, I got in with no money down and made $310,000 with my JV partner.”

Born in Russia, Andrey worked on major infrastructure projects before migrating to Australia after learning English intensively for two years. His consultancy experience with tier-one builders like Lendlease provided invaluable industry knowledge.

His business evolved when he noticed opportunities being missed. After spending significant money on due diligence for sites that didn’t fit his projects, he built a database of developers seeking specific opportunities.

“After losing out on projects, I realised instead of wasting $10,000 on architectural plans and reports, I could propose these sites to my database. That’s how the buyer’s agent idea came about.”

Property Buyer’s Team now operates two divisions – development and a buyer’s agency sourcing sites exclusively for development. Andrey maintains a 75/25 model, keeping 75% of projects in-house while acquiring the remainder for independent developers.

“Normal mum and dad investors can achieve disproportional returns by coming together. It’s not impossible – it just takes preparation and thinking outside the box.”

Andrey focuses on Sydney’s fringe areas and satellite cities like Wollongong and Newcastle, where families can combine resources for small townhouse developments, making property development accessible to everyday Australians.
