“In regional Queensland, development deals can be very lucrative – we’ve seen developers make more than 25% margins and over $100,000 per allotment.”
Troyson’s interest in property sparked while living in North Queensland, observing investors making poor decisions in unfamiliar markets. This inspired him to help others avoid similar mistakes, while his ambition to become a property developer shaped his strategy of acquiring assets with development potential.
He strategically focuses on interstate and international investors unfamiliar with regional Queensland markets, discovering these clients have clear pain points his services address.
“They don’t understand where the good suburbs are, what represents good value, or the different market trends.”
Troyson structured his business with geographic specialisation at its core: Capricorn Life for Central Queensland, Tropical Life for North Queensland, and Sunshine Life for Southeast Queensland. This approach provides genuine on-the-ground expertise many competitors lack.
“BAI helped me get really clear on who my avatar was. I structured my content to add value to people unfamiliar with our markets, creating a great segue to becoming exposed as a business.”
His vision includes expanding across Queensland’s east coast and cross-pollinating clients between regions. Troyson is launching a podcast on mindset, wealth and entrepreneurship to further build his personal brand.
“If you haven’t got cash, just create content and build a personal media profile. Once you’ve got that social proof, it helps close deals when leads come through.”
