“I spend probably about less than 10 hours on average on every client. Even though my rate isn’t as high as many other buyers agents, the hourly rate alone is great.”
Tommy joined BAI in late 2018 while working full-time. His initial goal was simply to recoup the course fee, but he quickly purchased six properties in his first year and experienced exponential growth thereafter. His background as both an investor and IT consultant created the perfect foundation for his agency.
Tommy’s business focuses on both owner-occupiers and investors in Western Australia, particularly serving clients with budgets under $500K – a segment often overlooked by larger agencies. His approach combines personal property inspections with data-driven analysis.
“It’s about the trust you build with people more than just branding. Whoever people refer to me, whether they just want to ask questions, I will keep servicing them because they might have friends who could become clients.”
Tommy leverages his IT skills to create automation and CRM solutions that maximise efficiency. This systematic approach has resulted in a 90% client closing rate and so many referrals that he’s stopped marketing.
“BAI gave me the framework to hit the ground running. That first year alone, I bought six properties, then it just went from strength to strength.”
While Tommy acknowledges the potential to expand further, he values the balance between his software career and buyer’s agency, focusing on exceptional service rather than rapid expansion.
“To those wanting to do this part-time: don’t give up quickly. As long as you respect people and try your best, they can see that you’re truly trying to help them.”
