For Cameron Jay, the path to becoming a successful Buyers Agent wasn’t a straight line—it was a journey filled with challenges, lessons, and ultimately, a thriving business in commercial property.
From Self-Employment to Real Estate
For over 30 years, Cameron was self-employed, running a transport and logistics business. But in 2017, his family business was liquidated, an experience that came with hard lessons. Seeking a fresh start, he turned to real estate, obtaining his Agent’s Representative Certificate through the REIV. However, his first role as a residential sales agent with Ray White didn’t go as planned—Cameron admits he “sucked at it.”
But failure often leads to opportunity. His time in sales gave him invaluable insights into how agents operate, what motivates them, and how the real estate world truly works. Not long after, he transitioned to commercial real estate, where he found his niche and thrived.
Discovering the Buyers Agent Path
Cameron’s journey to becoming a Buyers Agent began when he stumbled upon a video on Facebook featuring Ben Handler, the founder of the Buyers Agent Institute. The idea of being self-employed again, helping buyers secure properties, and earning substantial fees per transaction intrigued him.
In March 2021, Cameron took the leap and joined BAI. Initially, he juggled his full-time job while working on his Buyers Agent business as a side hustle. However, just two months in, he made a bold decision—he quit his job to go all-in.
The Ups and Downs of Building a Business
Like many new Buyers Agents, Cameron faced challenges in the beginning. His real estate license took months to process due to delays during COVID-19, slowing down his ability to start securing deals. However, he remained committed and joined BNI (Business Network International), which proved to be a game-changer—helping him bank over $150K in fees within two years.
His first deal was a residential purchase, but soon, commercial work started flowing in. Recognising that commercial property was a perfect fit for his skill set, Cameron decided to specialise in it. His reputation grew, and before he knew it, he was buying commercial investments all over Australia for private investors.
Delivering True Value to Clients
Cameron’s deep understanding of the commercial property market allows him to secure deals that offer incredible long-term value for investors. His ability to navigate complex transactions and identify high-potential assets has led to substantial financial gains for his clients. In fact, his knowledge has provided clients with so much leverage and benefit that fees in the $50k, $80k ranges—and even his record $121k transaction—still represent true value and are at standard commercial rates. One of Cameron’s standout achievements is earning $121,000 in a single transaction, far exceeding the standard $10K–$30K per deal that many Buyers Agents expect when starting out.
Cameron continues to thrive in the commercial real estate space, working with investors across Australia. He has also expanded into vendor advocacy, helping sellers navigate property transactions. His journey proves that setbacks can lead to greater opportunities, and with the right mindset and strategy, success as a Buyers Agent is achievable.
